My Advice is simple:

For Buyers: If buying a new home is on your list of New Year’s resolutions, start interviewing or calling a Realtor now. A good Realtor will be able to explain the buying process to you.  It could take a while before you find a home you like. Interest rates are predicted to rise in 2017. This will affect how much you will be able to afford.  A Realtor has access to homes that may not be on the market yet. I have always said, "The Spring Market starts the day after Superbowl Sunday." It will be here before you know it.


For Sellers: The market is slow in these cold months. If you are thinking of selling your home in 2017, I would start interviewing or calling a Realtor now. We all have different ways of doing things. A good Realtor will be able to walk through the home with you and give you ideas on what to or what not to fix. Buyers are more educated today than they were years ago. They think more with their heads than their hearts. Fairly priced houses in good condition with no functional obsolescence will sell quickly. When you put your home on the market, consider it as your grand opening — everything must show at its best from the very start. Typically, nicely staged properties, priced correctly with no deferred maintenance, usually sell quickly.

On the other hand, if your house is not in very good condition or is not priced correctly it will most likely take longer to sell. "Days on Market" typically affect the eventual selling price.
